Recently we have been working with a very lovely couple on staging their house for sale. I was very moved by their testimonial letter and wanted to share this with you:
“We put our home on the market initially in May, 2010. It is an older “Expanded Cape” style home, to which we have made new additions as time passed since our original purchase in 1977. We “spruced “the place up, following our Realtor’s direction, and “de-cluttered”. We also had photo’s including a “virtual tour”, for web based customers.
Even with the weakened housing market, we expected offers, and a sale. Weeks and months passed, and it didn’t happen. As a matter of fact, the showings were minimal.
We took the house off the market as of about Nov. 1, 2010, disenchanted with the whole process.
In June of 2011, we asked our realtor “what can we do different’ to try again to sell our house?? She suggested having the home professionally “staged”, and recommended Birgit Anich Staging & Interiors, of Norwalk, CT.
Birgit came to our home for a “walk through”. She was like a breath of fresh air, with suggestions, ideas and a smile as she went through our home and shared her thoughts with us. We commissioned her to help us, and it was one of the best steps we have taken.
Birgit gave us a written plan, room by room, for changes to appeal to the lifestyle of the targeted group of buyers out there, even in this tough market. Her approach included a suggested painting plan for some of the rooms, with colors selected by her which brought subtle and harmonized tonal differences within the room, and as you move through the house. She also suggested rental furnishings and accessories in some rooms to accomplish a more spacious and aesthetic atmosphere, again designed to appeal to the target buyer group.
The web based “virtual” tour and photographs are simply beautiful in this current marketing effort. Our friends who have visited here many times before simply do not recognize the place. All comment about the very positive impact that Birgit’s staging techniques have contributed to the “transformation” in the appearance of our home.
Prospective buyers are also very complimentary about our home’s appearance. We entered the market about 1 month ago, and the home has shown multiple times. On several occasions, it has shown 2 to 3 times per day, and this was in latter August, a typically weak time for real estate showings per our Broker’s advice – Ann Tonucci of Prudential Realty, Westport, CT. I am convinced that this positive response is due in large part to the appearance of the home as photographed and presented in the “virtual tour” on the web. We have received three offers so far, and are expecting a fourth as we write this
